Boravak po osnovu vlasni\u0161tva nad nekretninom: klju\u010dna novina<\/h3>\n<p data-start=\"923\" data-end=\"1047\">Najzna\u010dajnija izmjena za <strong data-start=\"948\" data-end=\"977\">dr\u017eavljane zemalja van EU<\/strong> odnosi se na privremeni boravak po osnovu vlasni\u0161tva nad nekretninom.<\/p>\n<p data-start=\"1049\" data-end=\"1086\"><strong data-start=\"1049\" data-end=\"1084\">Minimalna vrijednost nekretnine<\/strong><\/p>\n<p data-start=\"1088\" data-end=\"1199\">Uvedena je <strong data-start=\"1099\" data-end=\"1147\">minimalna vrijednost nekretnine od 150.000 \u20ac<\/strong> za podno\u0161enje zahtjeva za boravak po ovom osnovu.<\/p>\n<p data-start=\"1201\" data-end=\"1270\">Vrijednost se utvr\u0111uje prema podacima <strong data-start=\"1239\" data-end=\"1267\">Poreske uprave Crne Gore<\/strong>.<\/p>\n<p data-start=\"1272\" data-end=\"1321\">Ovaj uslov ne odnosi se na sve strane dr\u017eavljane.<\/p>\n<p data-start=\"1323\" data-end=\"1357\"><strong data-start=\"1323\" data-end=\"1355\">Ko je izuzet od ovog uslova?<\/strong><\/p>\n<p data-start=\"1359\" data-end=\"1427\">Minimalna vrijednost od 150.000 \u20ac ne primjenjuje se na dr\u017eavljane:<\/p>\n<ul data-start=\"1429\" data-end=\"1519\">\n<li data-start=\"1429\" data-end=\"1462\">\n<p data-start=\"1431\" data-end=\"1462\">dr\u017eava \u010dlanica Evropske unije<\/p>\n<\/li>\n<li data-start=\"1463\" data-end=\"1474\">\n<p data-start=\"1465\" data-end=\"1474\">Islanda<\/p>\n<\/li>\n<li data-start=\"1475\" data-end=\"1491\">\n<p data-start=\"1477\" data-end=\"1491\">Lihten\u0161tajna<\/p>\n<\/li>\n<li data-start=\"1492\" data-end=\"1504\">\n<p data-start=\"1494\" data-end=\"1504\">Norve\u0161ke<\/p>\n<\/li>\n<li data-start=\"1505\" data-end=\"1519\">\n<p data-start=\"1507\" data-end=\"1519\">\u0160vajcarske<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"1521\" data-end=\"1578\">Za dr\u017eavljane ovih zemalja pravila ostaju nepromijenjena.<\/p>\n<h3 data-start=\"1585\" data-end=\"1631\">2. Pla\u0107eni porezi: obaveza za sve vlasnike<\/h3>\n<p data-start=\"1633\" data-end=\"1776\">Bez obzira na dr\u017eavljanstvo, dokaz o <strong data-start=\"1670\" data-end=\"1727\">izmirenim obavezama po osnovu poreza na nepokretnosti<\/strong> obavezan je za sve koji apliciraju za boravak.<\/p>\n<p data-start=\"1778\" data-end=\"1809\">Ovo dodatno nagla\u0161ava zna\u010daj:<\/p>\n<ul data-start=\"1811\" data-end=\"1903\">\n<li data-start=\"1811\" data-end=\"1847\">\n<p data-start=\"1813\" data-end=\"1847\">pravilne registracije vlasni\u0161tva<\/p>\n<\/li>\n<li data-start=\"1848\" data-end=\"1903\">\n<p data-start=\"1850\" data-end=\"1903\">redovnog pla\u0107anja godi\u0161njeg poreza na nepokretnosti<\/p>\n<\/li>\n<\/ul>\n<h3 data-start=\"1910\" data-end=\"1966\">3. Starije kupovine i suvlasni\u0161tvo: pitanja u praksi<\/h3>\n<p data-start=\"1968\" data-end=\"2022\">Mnogi strani vlasnici postavljaju pitanja u vezi sa:<\/p>\n<ul data-start=\"2024\" data-end=\"2148\">\n<li data-start=\"2024\" data-end=\"2068\">\n<p data-start=\"2026\" data-end=\"2068\">nekretninama kupljenim prije vi\u0161e godina<\/p>\n<\/li>\n<li data-start=\"2069\" data-end=\"2114\">\n<p data-start=\"2071\" data-end=\"2114\">suvlasni\u0161tvom ili djelimi\u010dnim vlasni\u0161tvom<\/p>\n<\/li>\n<li data-start=\"2115\" data-end=\"2148\">\n<p data-start=\"2117\" data-end=\"2148\">posjedovanjem vi\u0161e nekretnina<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2150\" data-end=\"2297\">Ove situacije jo\u0161 uvijek se dodatno tuma\u010de u praksi od strane nadle\u017enih institucija i trenutno se rje\u0161avaju <strong data-start=\"2258\" data-end=\"2296\">pojedina\u010dno, od slu\u010daja do slu\u010daja<\/strong>.<\/p>\n<h3 data-start=\"2304\" data-end=\"2381\">4. Kupovina nekretnine u Crnoj Gori u 2026. godini: \u0161ta to zna\u010di za kupce<\/h3>\n<p data-start=\"2383\" data-end=\"2455\">Iz ugla tr\u017ei\u0161ta nekretnina, novi zakon ne uvodi ograni\u010denja u pogledu:<\/p>\n<ul data-start=\"2457\" data-end=\"2545\">\n<li data-start=\"2457\" data-end=\"2480\">\n<p data-start=\"2459\" data-end=\"2480\">kupovine nekretnina<\/p>\n<\/li>\n<li data-start=\"2481\" data-end=\"2510\">\n<p data-start=\"2483\" data-end=\"2510\">prava vlasni\u0161tva stranaca<\/p>\n<\/li>\n<li data-start=\"2511\" data-end=\"2545\">\n<p data-start=\"2513\" data-end=\"2545\">prodaje ili prenosa nekretnina<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2547\" data-end=\"2573\">Naglasak je stavljen na:<\/p>\n<ul data-start=\"2575\" data-end=\"2676\">\n<li data-start=\"2575\" data-end=\"2617\">\n<p data-start=\"2577\" data-end=\"2617\">transparentnost vrijednosti nekretnina<\/p>\n<\/li>\n<li data-start=\"2618\" data-end=\"2638\">\n<p data-start=\"2620\" data-end=\"2638\">poresku urednost<\/p>\n<\/li>\n<li data-start=\"2639\" data-end=\"2676\">\n<p data-start=\"2641\" data-end=\"2676\">pravilno strukturisano vlasni\u0161tvo<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2678\" data-end=\"2784\">Za kupce koji Crnu Goru vide kao dugoro\u010dnu destinaciju, planiranje kupovine unaprijed postaje sve va\u017enije.<\/p>\n<h3 data-start=\"2791\" data-end=\"2816\">5.
