Subsequently, it is essential to engage an architect who can align the project idea with the UT conditions.

Following this, the project idea undergoes review by the Main Architect of the town or, for projects exceeding 3000m2, by the Main Architect of the State, who grants approval. Once the official permit is obtained from the Main Architect of the Town Hall for the project idea, the architect proceeds to develop the main project.

Next, the main project undergoes scrutiny by a licensed revisor company for revisions.

Additional costs include taxes for regional water supply payable to the authorities and utilities taxes charged per square meter. Opting to pay utilities taxes upfront entitles a discount ranging from 15-30%. Alternatively, payment can be made in instalments without a discount over periods of 3, 5, 7, or 10 years.

Afterwards, contracts are established with construction companies and licensed engineering firms mandated by law to oversee construction. Upon completion of all necessary paperwork and tax payments, the construction permit is issued. While the main project phase may be time-consuming, efficient architectural planning can expedite the remaining paperwork, often completed within 2-6 months.
